Does Boxall Brown & Jones charge to visit my property to provide a sales appraisal?

Our appraisal is completely free. We will also, if required, offer property advice relating to your plan together with ideas on how to present your property and garden.

What types of properties does Boxall Brown & Jones sell?

We sell a variety of properties that are good quality, well presented and within the Derbyshire area.

How long will it take to sell my property?

If the price is realistic set, you can usually find a buyer within the first two months of going to market. It can take only a few days if the property is high in demand. When the sale has been agreed, the average time to completion is usually six to eight weeks. In short, if a property is accurately priced and all goes smoothly, the process can be contained within six-to-twelve-week time span from start to finish.

When is the best time to sell?

Usually, we find that Spring (March – June) is our busiest period. Sellers have months ahead of longer, warmer days – which obviously sets the right scene when selling. However, people’s plans often have no regard for seasons, despite being quieter in certain months throughout the year, we are still listing and selling properties in Derbyshire, all year round.

How much will you charge to sell my property?

At Boxall Brown & Jones, we ensure that our fees are competitive for every single client and case we deal with. We could not provide a high-quality service if we were the cheapest on the market, but we are nowhere near the most expensive.

Before you ask us to proceed with your property sale, we will always offer you a quotation based on the type and price of the property you wish to sell, as well as the extent of the service you want us to provide. For example, do you want a ‘For Sale’ board? Would you be happy for us to market your property on social media?

How do Boxall Brown & Jones set the price of my property?

At Boxall Brown & Jones, we have a team of Chartered Surveyors, accredited by the RICS, to ensure that every valuation we provide is accurate. By making comparisons with the prices recently achieved for similar property types and by considering the current supply and demand we can provide an appropriate price that you will be happy with. Location, condition, and extra features will all play a part on the price too, as do the timescale, needs, and wishes of the seller.

How can I best prepare my property for sale?

As the people in Tesco say, “every little helps”! The top of the list is to clean and de-clutter. Look at each room in turn and make the best of it. Make sure the room looks light, pets are kept out of the way and even arrange some flowers if you like. First impressions are vital to the sale of a property, does the front door need a lick of paint? Do the windows need a clean? Does the lawn need mowing? If in doubt, ask a friend or neighbour to give a quick inspection and honest opinion.

Do I have to have the Boxall Brown & Jones ‘for sale’ board?

No, but they do help! They are your ‘on-site’ advertising which can be seen 24 hours a day, 7 days a week. We know that many of our sales are encouraged by their presence.

Who will conduct the viewings?

This is completely up to you. If you would like us to do them, we have a fantastic team of Accompanied Viewers who will be more than happy to conduct them for you. Some sellers prefer to do their own, it’s a personal choice that you get to decide. It shouldn’t make too much of a difference on who does the viewings.

But please remember, do not do your own negotiating! That is what you are paying the agent for. We will have more information, and, in most cases, we have more experience to make sure you get the best offer for the client.
